what will cause high HC's???

You are either too rich or so lean that it is misfiring - what does your CO look like?
 
Too rich will cause it, lean misfire will cause it, too cold coolant temp will cause it, too hot coolant temp will cause it, too much timing will cause it, too little timing will cause it, cam overlap can ause it, a cam designed for an operating range outside of the test parameters can cause it, a leaking pcv can cause it, too much blowby can cause it, compression problems can cause it. As Carl said, HC is unburnt fuel. Anything that can cause fuel to not be burned correctly will cause high HC.

What were the other gasses? What mods are done to the car? If you can give me CO, HC, O2, CO2 and NOx and I can give you something to look for.
 
Right, could be lots of things, you need the "other numbers." Could be a pre-O2 sensor exhaust leak, or a lazy O2 sensor....
