Intrest rates

Anyone takeing advantage of todays intrest rates and refinanceing for a better rate ? Ive got 8 years to go on a 4.875% and see banks are offering rates as lo as 4.25 for a 10 yr note.

I would but I can't find anyone to loan to me. I know it is time to buy but I have a foreclosure that won't 'go off' as they say until next summer though they tell me my credit scores are good.

Any ideas where to go for a loan?
