Planning on replacing the shingles in the next several months & had been kicking around the idea of going with a color metal roof (on my log home). Just wondering if the metal roofs are noisy when it rains, slick to walk on when cleaning out gutters, hold up well to fading, any concerns with them ever leaking around the nail heads..etc???

I have not researched them any yet just wanting to get some feedback or opinions from those that may have that style roof…..

All nails should be covered by the upside shingle. Not sure what is done at the peak.

slick to walk on when cleaning out gutters, With soft sole shoes no. Obviously a big pitch is a issue.
hold up well to fading, Only have had it for three years, but as any finish goes the sun will fade it. My neighbor has been 8 years, older technology but I have not seen any real fading.
any concerns with them ever leaking around the nail heads..etc??? They do not use nails, it is screwed down, (when done properly) there is a seal on the screws. I have looked a few times and have seen no leaks.

There are numerous styles of sheeting. (simple ridge, to designer, to fake looking tile) There are numerous types of ridge vents, it comes down to what type of roofing you get.
The fancier the style the more the cost increases.

I have not researched them any yet just wanting to get some feedback or opinions from those that may have that style roof…..

Before you hire them to put it on ask for some references (jobs they have done) go and check them out and talk to the owners. Any of the reputable companies will be glad to supply you with a list and will ask you if you want to be on that list.

Not sure where you are but also look into snow guards if you are in a snow area.

When done proper will last your lifetime. :eek:

If I had a log home that needed a roof I would put a standing seam metal roof on.The ones that you screw on w/washers are ok but w/time the washers will dry & crack.Then you deal with leaks.As far as the paint.Ive had my standing seam roof on for 12 yrs & its faded some.But it still looks good.

You are correct(possible leak when the Teflon breaks down).

The standing seam is also very good when done correctly.

Looks is a opinion, and that is part of what metal roofs are. So you need to be happy in the end.

Some contractors have applications where they can take some pictures of your house and upload it to the computer and give you real time picture differences.

I had one put on this summer. Where we are on the mountain we get strong winds (4 seperate episodes where we had gusts above 80 mph) and the shingles just weren't cutting it.

I went metal and it is great with a few caveats. We had some problems with leaks around the vent pipes and it took a few trips to get it sorted out. Turns out after they did our roof the manufacturer changed the procedure for vent pipes. They no longer recommend a pipe boot but instead cut close to the pipe and use a 30 year silicone caulk. I now have both.

It was august and 90 degrees when they put the roof on and I could feel it get noticeably cooler when they put the panels over my home office.

As far as noise I can't tell any difference inside the house where we have 2 layers of insulation between us and the roof. In the garage it is a little more noisy when we're having a rainstorm but not too bad.

Would I do it again yes.
 
I have no qlue in the difference from a standing seam vs the other kind?

Anyone know the difference in Pro's & cons from each variety???
 
So what's a guess for the price increase going from 30 yr shingles to standing seam? My roof is a simple A, walkable, right at 10 squares, no penetrations on front and 5 on the back side. I got two quotes last year to strip the plywood and two layers of shingles and put on new, including ridge vents, one was $6500 and the other about $5200. Would metal be $10000 or what?

In my case it was about the same. But the shingle roof included the costs of removing old shingles. The metal didn't.
