Pretty big job. Would it be easier to pull the motor to do all of this work at once? Any other items I should assess while getting this deep. Engine has 120k. Ir runs great right now so I'm not interested in a complete rebuild, just has oil leaks, not even sure yet if the coolant leak is coming from the head, but it appears as so.

By the time you take off everything you need to take off, you are what, 2 motor mount bolts, 8 tranny bolts, and about 10 other misc. bolts away from a total pull. So if it were me, and I had to do all that, I would pull the engine and overhaul it while it's on a stand. The time it takes you to pull the engine is probably even with the wrangling you'll have to do with the rear main and oil pan gasket while it's in the car.

A FMIC makes working on the front of the engine way easy so I would (because I have one) leave it in the car for just a rear main seal work under the car.

DON'T MESS WITH THE HEAD GASKETS unless you are sure they are leaking. If it is running good I bet the leak is from some other place - SUPER CLEAN the engine and then watch for the source of the leak. You will want it extremely clean to work on anyway

Leaks can be tricky and while I have not tried it, I read about using aerosol can deodorant to powder the area as the source of the leak will show fast and clear thru the powder spray - sounds like it will work and if there is a leak the mess has already been made
