Anyone Use A Good Home Warranty Company?

Im looking at getting a home warranty company and most look lie around $400-$450 a year, a lot cheaper than fixing my heater out of pocket at $689. Anyone have a Home Warranty company they recommend? Thanks
 
In my experience, there are no "good" home warranty companies. For a heater, yes it would be beneficial. I have been denied claims more times than I care to recount.

They will fix a dishwasher with no issue, but start getting complex with a claim (like under home plumbing) and nope.

Save your $$, and start a slush fund for such repairs.
I spent the $, 1 time.. IMMEDIATE rejection of the first and only claim on the well pump...:mad:

Well they actuall cover the well pump but its a little extra (add on coverage) Well I finally chose one cause the one we had when we bought the house was good and covered the a/c and a few other things. But it expired 1 year later. The one I got is pro-rated if I decide to cancel, its $45 for a service call and they cover the rest, and I got a $150 Home Depot gift card (after sweet talking the guy) Researched the company and found good things about them. If you do a 3 year service its cheaer by $35/year and the first 6 service calls are free (I already have the first 2 planned and this should cover what I payed for). I just hate fixing the a/c then something else breaks. Luckly my insurance covered the $1800 bill from the a/c cause it was due to a "power surger" But now the heater doest work (I dont think they even checked the heater when they fixed the a/c) But they wanted another $700 or so to fix the heater. Ill just wait to see if my warranty covers it. Will keep you posted!

we do.:D
If it rains alot, and the barrel on the roof fills, we have water.
If the gen set has gas, we have electricity. [Usually]

I use American Home Shield for my rentals and I have NEVER had an issue with them denying anything. I let them bill the membership monthly to my cc. BTW, if it's for your own house, and I know you can do alot of your own work, you'll probably get away cheaper in the long run. I only use this company for places that I cannot be at or near all the time...
