Deed transfer from father to son? Experience anyone?

Anyone have experience with dealing with land transfer? I'm about to get the deed of my parents land transferred over into my name. Are there ANY hidden things that I should know before it's done? They are both 70yo. Is it as easy as transferring a car title...I hope?
 
My Dad signed this place over several years ago. I'm in Texas and the law might be different where you are, but all he had to do was go sign some paperwork and describe the property. Only the legal owner(s) can do it, there's nothing you can do to help except maybe drive them over there.
 
If the property is paid off should be no problem. If the property has a note on it from what I was told technically if the bank finds out they can kick your parents off the loan and I think you have 90 days to get another. A lawyer told me banks never real check the deed unless there is a problem.
