Hey guys

I have a 2 car garage thats 26x30 and the concrete floor has a broom finish to it. Well over the yrs of use it has gotten some stains from the previous owners and a few from me. I have tried using tide laundry detergent and a pressure washer to try and clean it up. but there are still some dark stains on it.

My question is what can i use to paint/coat it to cover it use but still be durable to withstand driving a car on it.dragging a jack around and the normal wear and tear a garage floor puts up with. i really have having to keep old carpet down to catch the leaks/messing the can be created in a garage it look so tacky and redneck.

TIA

Get some TSP and let it sit on the stains for an hour or 2.(paste form not liquid) Then let it dry for a couple of days. You can get epoxy garage paint from home depot and lowes. Hope this helps.

When I built my two car garage, I had a company do a fiberglass-based floor covering which is oil and stain-proof and very resistant as it can withstand the abuse of a floor jack's steel wheels for example...It is NOT a paint and cannot be done by any "do-it-your selfer"... It's quite a job which has to be done in three separate steps, but in the end, I couldn't be happier with the result. It requires NO maintenance at all, except for an occasional wash. I was so satisfied with the result that I called them back to have them do my patio behind the house... The only drawback is that it's a little expensive, but I still think it was worth it.
The pictures shown are during construction so don't pay attention to the driveway which was not paved at the time...

I did a U coat it on a 2 bay 480 sq. ft. garage in 2004. It took me two days , 3 hrs. a day. Cost was $780 counting acid washing twice. If you have the time a highly recomend it. Got gray base with red & black flake to match my tool boxes and it came out great and held up mint for 3 years until I moved. Cleaned easy I had no complaints. When I moved I got an insane deal on a comercial grade e-poxy floor so I went with that , other wise I would have used the U coat it again. If u do it yourself use a resperator

kirban 2 cents worth

I agree with the above post my pole barn 30 by 50 Ucoat lite grey with sand added to avoid slipping...has held up now 3 years. Initially a lot of effort best to do on a new floor before it gets grease on it. we were also smart enough to lay in the cement before it hardened a GN fender emblem...

Did it at the old house basement also probably 60 years from now whoever is living there may wonder what the emblem is about...

Course with turbo buicks....unless you leave the oil out of them they will spot the floors...I have a few small rubber like mats down under engine compartment areas.....again ucoat is the way to go....

Ideally, is have someone else do it...! My kid did it as a surprise one weekend tough part was keeping my 2 cats out of the bldg....as that is their domain...

Another good idea to save valuable floor space is mount the heater in the ceiling....and buy a junk van and stick everything non car related in it......

I'd just throw a couple coats of quality garage floor paint down. I used a high quality 2 part epoxy on my newly rebuilt floor 4 years ago and its starting to come up now. I did the acid wash, @ $80 per 5 gal. bucket I rolled down 2 coats and it looked great for about 2 years. The first sign of trouble was when water froze between the garge door and the floor, when the door came up the epoxy came with it:eek: . Paint is cheap and when it starts looking rough it's no big deal to throw down a couple more coats.

I tell you what, I hate the flakes they provide with some kits... Non-skid is what it is I think.....

ever dropped one of those smaller than BB's check balls out of a carb onto that floor?

damn near impossible to find.

floor coverings

Go to WELCOME TO NO SKIDDING PRODUCTS INC. and look at the product AquaTuff Epoxy 78000 series. Used this on my garage and after three years it remains in great shape. Tough as can be. Only two chips from dropping heavy metal objects. Even brake fluid does not dissolve it. No problems from heated tires lifting the epoxy. Would buy again. It cost me $60 per gallon but truly worth it. Beware it is slick when wet but can be mixed with fine sand for traction.

I used the ucoat also. Greta product and as described earlier, it is alot of work upfront, the floor has held up great against oil, tranny fluid(an entire tranny's worth out of the GN:frown: ),brake fluid. It all wipes right up. I did about 900 sq feet--it was expensive, but it looks great.

P.S.--Yes, i went back and touched up the white wall!!!

We sell a variety of different finishes for floors in solvent eopxies, urethanes, etc, but for a do it yourself-er, I'd go with Insl-X Aqua-Tile 2 part waterborne epoxy. Easy to use, very tough and easy to keep clean. Straight up color, forget the flakes. Acid etch the floor and rinse, two coats down in two days and you have a great floor that holds up to a lot of abuse.

I like racedeck tiles, but the white is tough to keep clean

I did Sherwin Williams floor coating & could not be happier. I also did a rough broom finish floor. I will tell you the problem is it is a bitch to keep clean!!! my floor coating has been down for 7 years now, it is about time to re do it.

I used Ucoat it and was fairly pleased. Best looking floor product I have seen. DO NOT use the traction additive. I don't know what I was thinking there. I think my only gripe with the product is that the clear coat seems to scratch fairly easily and then dirt gets in the scratches.

If one lives in the north and use's garage for entry during winter months then
"Shark Grip" or other grip additive is best in certain areas like entry way.

These days I wouldnt use Spermin Williams product if it was free, The Ucoat it or go with Mike Wileys recommendation.. Coatings are his bizz.

and your reason is???

7 years ago as you stated I would have used it although Ive always went with other company...SW store on every block so it makes it easy...sometimes

But now I think all their product is bunk. bad batches, lack of quality control, boogers in the paint, always tinkering with the product.. not always for the better... just my personal opinion.

you stated 7 years ago... things changed in my opinion with that company in 7 years... some might have luck walking into store today and getting a good batch of anything, its a coin toss... no harm no foul, some like wendys and some like ****pers

It was probably an old Con-Lux product, maybe Gulf Coast? H & C ? Sherwin changes, buys out, assimilates and anhilates manufactures by the dozens. If it was 7 years ago, there is little chance they have the same formulation still.

Not that I would know anything about it..........
