I'm looking to build a detatched garage and need to have my plans blueprinted so I can get the ball rolling. I've never tackled a project like this so if some of you have some good advise I'm all ears. Oh yeah, and ultimately my shop will have a lift so free use to all those willing to come by and help me build :D ;)

i can swing a hammer and i know a few good drafters. I'll PM you with his Name and contact.

When I built my detached garage I went on the web and bought some plans that were close to what I wanted. I then made changes on the plans to suit my needs. In Phoenix I needed 2 complete plans to get the permit. After that I got my house builder to to construct when he had spare time. It took 3 months but I saved a few thousand.

Be aware concrete and lumber prices are crazy.

Good luck it rained all winter when building mine.

mike,

you are in QC, right?

I can handle your electrical if I get time. I might be able to help here and there with framing, concrete, painting, roofing, etc... I am experienced in all phases...

You just need to return the favor when I build mine this winter

I also have a hookup for building your pad.

When I talked with Pinal county, they did not need engineered plans for wood construction - just metal. You could submit a basic plan and only the rafters needed a stamped approval (which you will get with them when you order)

I do not know if you are in Maricopa or Pinal. You may also have more issues if you are in city limits.

The traffic is getting nuts out here isn't it?

shot me an email: precisionsplicer@aol.com and I will get you my #

Thanks guys! I really appreciate the help. I want to get the shop started, but have never done anything like this before and am vaugue on where to start. Dathan and Vic, I'll email you guys tonight when I get home from work.

I know I have to get blueprints drawn up so I can submit them to the HOA and the town of QC. I'm looking to build a 30X30 shop with a 12' ceiling and 3 bays. It will be territorial style like my house. Right now I only have about $12K to get the job started, but after getting one concrete quote and pricing all of the raw materials at Home Depot that money should at least get the outside completed. I can then work on the inside and electrical as I get more money. I guy up the street from me recently completed a 2 car garage with tile roof and bay windows for 15K. That includes electrical, drywall, lighting, and evap cooler.

HOA's

HATE!

I am in the county.. if i want a polka dot paint job... I can have it

Look forward to hearin from ya

Have you ever looked into pre-engineered metal buildings? They will pass any building code and all you have to worry about is the inside design. They go up in a weekend and would seem to be more substantial than a wood frame building. I think that's the way I'm going to go when I build mine. Lots of ads in Hemmings Motor News, Popular Science, etc. Just a thought

Unfortunately my HOA requires that any new structure has to match the house. Not a big deal for me because a metal structure would look really odd on my property.

I second that. But the pre-fab building. Just need to pour some concrete and be done with it. If you have to match existing , skin it with some siding or Dry-Vit.
