Obvious Hvac leak?

As I turned off the GN today, I heard the distinctive leaking of air from behind the heater controls. Given that I have intermittent heating and high idle BLMs do you think i've found the culprit?

Sounds like vac. Rotary select valve in control.

I haven't had time to take a look yet. Is such a fault obvious in terms of parts degradation or do i just replace it anyway?
The hiss of air sounds just like my mercury Cougar headlights retracting when I turn her off. That has an obvious leak.

Thanks, the folllow on question..Is this a straightforward replacement accessed from the glovebox aperture, and secondly, is this item the same as the Hvac or is that something else agin?
