650 is really cheap. Guy sounds like a dick. Tell him to get a quote from the dealership and then see what he says.
 
This is a mess to say the least. I've got 7 "for sale" adds on craigs list right now and have posted a bunch of parts here. I am even going to sell the 4.1 block I've been saving for the 82 so I don't have to worry about it. Most of the parts are HA of course but if you need something take a look. Wheels, blocks, rods, ect are all up for sale now.:mad:
 
That sucks man. Honestly. $45 an hr is dirt cheap. Not to mention you give a break on the actual time. I do the same thing. We all do. Can't win for loosing.

Hopefully a blessing in disguise.
 
Maybe I missed it, but if you don't have a lease, any chance you could just swallow your pride and pay the extra rent just for a month or two. Maybe that would allow you to make storage arrangements and pack up shop at your own pace so you aren't forced to have a fire sale and lose out on all your goodies?

I suggest you go in tomorrow and videotape ALL of your ****. Can you put a mechanic's lien on the truck?
 
Unfortunately this has to do with his kids bleeding him dry and a very waisted weekend in Shreeveport he took for a vacation. He blew $65K in a 24 hour period and has decided to make it up anyway he can. I know him well enough that once he's decided he's not gonna back down and after next month he'll raise the rent again. That's just the way he is. I'm now up to 10 craigs list adds and will have more tomorrow. Just trying to lighten my load so I can get the heck out of this mess.

As far as paying the extra, I paid for part of the shop we built recently and got even more sheet metal so we could expand it. I traded labor for it and it means nothing to him at all. That was out of my pocket but it means sh!t to him. He wants cash to replace what he did on vacation. He's even taken some of the sheet and used it on his "personal" projects and I didn't bitch because I know what he wouldv'e done if I did.:mad:
 
Sorry to hear this Charlie. I know how hard it is to find decent garage space, and get everything set up. All you can do is ask around and keep looking for another place to set up shop.

Your labor rate is too low. Your time and knowledge is extremely valuable...charge for it. My rate is $65/hr, and that's $15-$40/hr less than most of the shops in the area. Compete with legitimate shops...not the hacks on Craigslist that will come to your house and install your engine in your driveway for $10/hr....you don't want those customers anyway.

Thanks Eric, but I'm just $5 cheaper than most of the local shops. The most expensive independant here is (still haven't figured this one out) $72.50. The local Firestone is $50 an hour, but it's an independant dealer. We're in a low income area so things as a rule are cheaper most of the time. If I was in DFW I'd be charging $90 an hour to stay just under the least expensive shop up there. The dealers here are charging $100 an hour btw. We only have 2 and they're a joke.
 
SORRY YOUR IN THIS MESS CHARLIE I HAVE BEEN THERE MYSELF. try looking on craigslist they rent garages in there in case you didnt know, also realtors around here handle rental properties. also around here the grocery stores have a bulletin board with people renting stuff.
 
With this economy, it is a blessing because I own my own auto repair shop and I'm getting tired of working just to pay the bill's to stay open and waiting to see some profit that's not there!! Good luck, Charlie

Damn!! The PepBoys in town is $104/hr...And I'm sure you know what they put out for work. The Ford dealer is close to $110/hr and the Benz dealer is $140/hr.

Shreeveport has casinos and he got drunk and thought he could beat the house. About a month ago he won over 30K playing craps and thought he could do it again.:p We all now how well that works after all.

I've already got some sales going on and it looks like I'll be getting rid of my bike this weekend and a set of mud tires I was going to put on my jeep. It's for sale as well now, but I really don't need it so it needs to go away. Of course I've got the usual scammers trying to buy stuff like the "UN" worker that's out of the country and wants to pay me with a money transfer. LOL

I'd stick him in the can every chance i got. If you saved some of the receipts for any contributions you made to the expansion you could recover some of if in court. F him and his $65k spending and F his POS kids for bleeding him. You are what you breed. He is truly a POS. I wouldn't pay him any rent and let him evict you if he even can. You can really screw with him if no lease was written. You can claim you are living there and be won't be able to get you out easily. Look for things that you can call in and force him to fix. Bleed him just like his kids did. You have a lot of rights as a tenant and you should use them to yr advantage.

I plan on taking some revenge on him after I get out Brian. I'm not a vendictive person as a rule, but he's got 4 rent houses and I'm sure he hasn't put the payments in his income tax, it's all in cash after all. I've been saving my receipts for years just in case. I have to get out before I do anything or he will be a bigger problem right now. First things first is to get everything squared away and get rid of what I can't haul easily.

The bikes gone now and I made a decent profit off it at least. Got 275% over what I paid for it so I'm happy, and one of my customers called today for a service call. After telling him what's going on he made a few calls and I may have a better place about 30 miles away.:cool: Just got to see what happens for now though.
